Flat Fee, Limited Service or Reduced Fee MLS = Sellers Pay Less and Keep More
Selling your own home, multifamily property, or land is absolutely possible when you have strong marketing and the right platform. The MLS gives your property unmatched visibility, and a flat-fee MLS option helps keep your selling costs low.
With an MLS listing, your property is made available to a network of 90+ real estate websites. This includes major national portals like Realtor.com, Zillow, Trulia, and Homes.com. Your listing will also show on many local Realtor® and real estate agent websites, along with additional sites such as Dream Home List, Homes & Land, HomeFinder, and The Real Estate Book.
Land listings – including recreational, rural residential, farms, ranches, lots, hunting land, and timberland – are also syndicated to LandHub and the Land.com Network, plus 20+ affiliated sites such as LandWatch and LandAndFarm.
Multifamily listings are also sent, when appropriate, to ApartmentBuildings.com.
New Construction and Builder listings are also sent to NewHomeSource Professional, a platform used by homebuyers and agents specifically looking for brand-new homes and builder inventory.
Commission – How Much Should I Pay?
Real estate commission is completely negotiable. The old 6% model isn’t required.
You choose what to offer a buyer’s agent, either a percentage (no less than 2% recommended) or a flat amount. Keep in mind that extremely low compensation may result in fewer showings.
If you sell to a non-represented buyer, you pay zero commission.
Limited Services – What it Means
Even though this is a Flat Fee MLS listing, you still receive my representation throughout the process. “Limited Services” simply means I provide the specific services listed below, and you handle the remaining tasks in the sale.
Included:
- Listing the property in the MLS
- Providing required Louisiana real estate forms and disclosures, plus guidance to complete them accurately
- Forwarding all offers to you
- Broker representation throughout the process
- One yard sign
Not Included:
- Negotiating offers
- Hosting showings or open houses
- Scheduling showings
- Coordinating or attending inspections, repairs, or closing
- Photographing or filming the property
- Lockbox

- Six Months MLS Listing – $400.00 (payable at time of listing)
- $125 six month extension, to be received prior to expiration of listing.
