How long does it take to get listed after ordering our Flat Fee MLS Listing?
We normally have you listed within 1-2 business days after we receive the paperwork with all required information filled in & photos. We cannot activate until we have all of the information required by the MLS system.
Note: All MLS systems require Total Square Footage under roof and the breakdown of square footages; Living Area, Carport or Garage, Storage, Covered Patios, and Porches. You can get square footages from a prior appraisal. They also require room dimensions for main rooms: Kitchen, Living Room, Dining (if applicable) and each Bedroom.
How long before I receive the sign and/or lockbox?
Signs and Lockboxes are shipped within 2 business days
Will my phone number be on the MLS?
Yes, your contact information is on the MLS under private agent remarks for them to contact you with any questions.
How will I get offers?
This could happen 2 ways Agents will email us a copy and we will forward to you. Or the buyer’s agent will send an email to us and you at the same time. Should you have questions about the offer you will contact us, we are the agents working for you.
Will my listing ve different than those paying full commission?
No! Your listing will appear exactly the same as any other listing on the MLS.
What phone number goes on the sign?
The sign provided by us will have the company name and number required by state law on all REALTOR® signs. It will also have a Text code for prospective clients to text for information. You may opt for a For Sale By Owner sign, however, we can help cut down on the calls by using our sign.
Can I cancel listing and list with another Realtor®?
Yes, you can cancel and list with another agent if you like for no extra fee.
Unless you are under contract. The MLS rules do not allow us to cancel a listing that is under contract.
Your listing will look the same, just with another agent. The key to selling is the list price.
Am I listing myself or Is this a For Sale By Owner Listing?
You are not listing your own property, we are your listing agent, just like all other listings on the MLS.
You can sell to someone not represented by an agent (FSBO) and not pay a commission.
Is the Flat Fee all we pay you to list? Do we owe you any more fees at closing?
You pay the flat fee upon ordering your MLS listing.
The buyer’s agent commission that you have decided on in your listing contract at closing if there is a Buyer’s agent involved in the sale. The recommended commission is at least 2.5%. If you sell the home yourself no other fees are due at closing. We have a minimum service fee that comes out of the commission offered, see below for explanation.
When you list a property on the MLS in Louisiana, the agent that list your property has to represent you. This means, we have go over contracts, counter offers and other sales contract related paperwork. All offers from agents must come through our office. Louisiana State Law does not allow the buyer’s agent to negotiate (directly or indirectly) with the seller. We are with you from beginning to the very end. We are your agent. You can still sell as a FSBO if you like.
Do agents show your listings?
Yes, agents show our listings.
They are not concerned as to how much you paid us, their only concern is their pay. Only the buyer agent commission is listed on the MLS. How much you paid us is not listed.
